Henderson Land Development Company Limited from Hong Kong claimed the coveted Best Developer (Asia) title at the PropertyGuru Asia Property Awards 2025. Its ultra-luxury project, The Legacy at 8 Castle Road, achieved a double win across development and design categories, underscoring the growing link between architectural quality and long-term asset value.

Mainland China stood out for design innovation, with international and regional firms such as Benoy, CAN Design, J&A Design, and Lead8 receiving top honours. These wins reinforced how design-led thinking is becoming central to urban competitiveness in Asia.

Malaysia Leads Regional Performance

Malaysia emerged as the strongest-performing country at the PropertyGuru Asia Property Awards 2025, securing 17 Best in Asia titles. JLand Group won Best Industrial Developer (Asia) for Bandar Dato’ Onn, while MTD Properties and Faire Development took home awards for affordable housing and breakthrough development.

Malaysian winners reflected a broad spectrum of priorities, from sustainability and connectivity to premium urban living. The diversity of recognised projects showed how developers are responding to multi-generational living needs and integrated township planning.

Indonesia’s Rise in Integrated Urban Development

Indonesia followed closely with 15 awards at the PropertyGuru Asia Property Awards 2025. Paramount Land was named Best Township Developer (Asia), while Sinar Mas Land earned recognition for BSD City and Grand Wisata, including a joint win with Hongkong Land for Botanic Villa at NavaPark.

PT. Putragaya Wahana stood out as Best Commercial Developer (Asia) for Thamrin Nine, a superblock that houses Indonesia’s tallest buildings. These wins highlighted Indonesia’s growing expertise in live-work-play environments and large-scale urban integration.

Vietnam, Singapore, and the Shift Toward Sustainability

Vietnam developers secured 14 wins at the PropertyGuru Asia Property Awards 2025, led by CapitaLand Development (Vietnam), which was named Best Sustainable Developer (Asia). Projects such as Orchard Grand, Orchard Mansion, and The Fullton reflected a strong emphasis on environmental and community-focused design.

Singapore developers collected 11 awards, including Best Residential Developer (Asia) for UOL Group Limited. Projects like Parktown Residence and IOI Central Boulevard Towers demonstrated Singapore’s focus on mixed-use efficiency, design precision, and long-term urban value.

The PropertyGuru Asia Property Awards 2025 also recognised excellence from the Philippines, Thailand, Australia, Japan, Sri Lanka, and the Middle East. Special recognition was given to Supaluck Umpujh of The Mall Group, who received the PropertyGuru Icon Award for her contributions to mixed-use and retail development in Thailand.
